Real Estate / The current property boom in Poland is a bubble [342]

How many other (legal) investments allow you to lose 200%, 300% of the money you put in?

Stock Market!

You do talk rubbish, the limit on farm/ agro-building land is until 2016 and you need a permit until then.

Was not my point anyway if you read it correctly.Any way why is it cheaper to buy where foreigners dont need a permit? If a foreigner likes the property and wants it so badly can get a permit in 2 months or open an company and buy it...so why is it cheaper as u say to buy where they need a permit? When I was not a citizen(since I am from a non EU country) I had to get permit even to buy an commercial property or land anywhere in Poland or wait for 5 years after my permanent card to buy it,which is rather expensive and time consuming.

Life / Why in Poland most people use cloth sponge to wipe off windscreen? [23]

Hey, it seems nobody is able to explain why the law forbids running your parked car. ???

I forgot whats the exact name its called.I think because of pollution in states. Some convenience stores as some people tend to leave cars running to go get a quick bite or some sit in the parking lot reading, sipping coffee smoking or scratching lottery tickets in a running car.(running I mean is a started car).just came in mind its called idling! there are signs everywhere "NO IDLING"

Real Estate / The current property boom in Poland is a bubble [342]

it is not my ridiculous definition. it is a definition that has been posted here, time and time again by wikipedia. not by me. If it deflates at a slow rate then it is, by definition, not a bubble. a bubble pops. hence the name bubble. so if once the market hits its peak price then slowly declines it is not a bubble. which is what it is doing now.Poland is not experiencing a bubble.

Exactly my point! you explained them:))

Real Estate / The current property boom in Poland is a bubble [342]

I don't really know why prices are so high in Poland.

We in my la la land circle think because Poland was/is a cash economy and foreigners trying to make a big profit didnt help either. Not to mention banks loaning out 30% more then your upraised property prices.

Good thing you are not a doctor.

lol like the docs who use colonoscopy to remove tonsils:))))

Law / Applying for a PIO card (Person Of Indian Origin) at the Indian Embassy in Warsaw [11]

2 months and at least 15 phone calls, with reminders and many polite requests thrown in. Disgusting to note that despite the heavy documentation fees the speed of processing and delivery does not match up

You are very lucky bud! The NY consulate takes minimum of 6 months,no matter what they say on website.Oh! all phone calls are automated as well. And a NYC police car is always parked in the vicinity if called by the embassy to arrest people who try to argue with them..

Real Estate / The current property boom in Poland is a bubble [342]

Did you consider a commercial then a residential?lots of properties yield 8 to even 10% of your investment and less hassle dealing with them renters?plus the silent property rise in 15 yrs or more is 10% also. While residentials dont have ROI over 5%?

Or buy where foreigners are banned from buying without the permit.

lol! thats not the case anymore dude.Poles also have more or compatable money to beat you if you implying that they have more money to raise prices.

Real Estate / The current property boom in Poland is a bubble [342]

Real Estate / The current property boom in Poland is a bubble [342]

It doesn't follow the rules of the rest of the world....otherwise it would have exploded by now.

I agree because poles have more holding power(I think)then the banks who are choking(by the regulations) already to lend and make money(I read somewhere...3 banks got fined for bad lending practice).Just like any other country they will lend again and people will pay more to get what they want, even if it will be 50 year credit and dont forget the cash economy still exists in poland(like everywhere) esp when the sale of real estate occurs.

Travel / Starbucks in Poland? [149]

did I hit the spot? dont worry batty boi dont take it personally just how you take rejection by simple topic of coffee. Its ok keep up buying them t-shirts for your kids that you mentioned in some post and púrn sites will linger in your brains.Any way if you think starbucks coffee is expensive BTW its only 6.90 pln for a tall cup and 2 pln for refill in a new papercup(which I like for my coffee).

Go to your favourite prn sites to get them.

OH I forgot to mention how did you figure that?Polish moment...jeeeeez!

Real Estate / The current property boom in Poland is a bubble [342]

we are actually neither. and we bought in 2009/2010.

I actually 75% disagree on that as some places are still selling for same or MORE,all mine were bought before 2008 and are commercial never paid over 6800pln a sq metre, was offered till 11000,and some the offer is still there(mainly cuz the neighbour wants to expand) and some are down to 9000.Practically in Poland one can hang around with even vacant property longer as the real estate taxes are negligible and chenze is affordable.Any way the crisis has just started and it will with my 20 yrs in real estate,it will level off in around 2015 and boom/bubble will start and will be at its peak in 2020,it infact is time to buy in the USA where the banks are choking(EG.last 4/5 years i stopped getting even 1 letter for credit card offer from 10/12 letters and now i get 4/6 letters with credit card offers).

I am looking for commercial places in Nowe Bemowo now where with my research I found the price range was vast from 4700 pln to 8200 pln depending on location, size, renter, condition, work needed etc.So far 13 years coming to Poland and buying I figure there is no hard and fast rule in prices just an approximate, and location.About residentials I dont pay much attention but I think same rule applies and most Poles and new investors tend to buy flats as investments and go through the hassle of renting to students after students and pay no taxes, thus more hard work and illegality, thats why so many flats to choose from, whereas commercials are usually sold to known peoples and rented by companies before some are even built.Lately fresh point(there smaller version Zabka) and carefour express is looking badly to open places 75 to 155 sq metre ones.

Property prices will go down more thats for sure but they will hit right back ofcourse in that decade and a half period of time, and if even if you bought it in bad time,so what live in it and will shoot up guranteed eventually.

Life / Fashion and Style in Poland [174]

Good point. And I'm not trying to buy a tag for a gift, but I was hoping to get them something a little nicer that they would appreciate. Poland is another country, not planet so I'm sure these kids aren't wearing space suits or anything extravagant

Go to marshalls,if you have them in North carolina,I usually buy stuff there or even costco for gifts:D like tommy shirts, polo shirts for 20/30 bucks(just an example)they cost over 400pln in Poland.Make sure the logo is clearly visible or your gift wont be that much appericiated:)
