The apartment is lovely and charming ... I felt sorry for him, but the work drove me out to the Baltic Sea. Quiet neighborhood, 5 minutes by tram to the center, 20 walk on the Vistula River. Lots of shops. Nice neighbors and above all not nosy. Total area of ​​53 m² and balcony. There is also a beautiful garden; You can set up a swing and grill. New hydraulic installation and electrical cables. Electricity bill for 3 persons 200 PLN. The monthly fee is about 320 zlotys.

I promise that if you see an apartment, you will fall in love with it.

Yeah wood frames look better but they jam ocer time with moisture and require maintenance. Aluminium frames i reckon are best.

I'll take that over PVC any time. Here, people are just allowed to install them, regardless of whether the building looks good or bad with them There are some beautiful Eighteenth Century buildings in Poznan where people shoved white PVC windows and they look really bad, like a 90 year old lady with silicone tits.

They seem the norm here now, that and plastic roofs.

In a new building like the one with the OP's flat it isn't a tragedy, but still very mucg the second-class option.

I always like (and I know I'm very old fashioned) to see the front of the building in relation to others in the street.

With regards to this flat, it could be a bargain, (I don't feel that it is) but then again, who wants to live in a loft and have to climb 3 flights of stairs with their shopping or a child in a pram/pushchair. This is only suitable for youngsters, no 6-70 year old wants to do that.

I would be bothered about the following:
1. roof and its condition - last time it was repaired/renovated,
2. who owns the building and legal status. Important, as the czynsz (amount payable 320 pln will increase every year)
3. cost of heating during winter time - as flat is all electric
and most importantly, the price of 8.5K per metre is far, far too high for a loft space.

But it was built in 2004. Would you expect the roof to be deteriorating already? Otherwise you have a good point, the condition of the roof is always important especially flashing around chimmneys, that's where water can often leak in. I'm not sure how you construct your chimmneys though in Poland, maybe they're more water-tight.

The apartment itself was constructed in the roof space/loft in 2004 and NOT the building itself. The building has been there for years and years.

What would you expect to pay ? The average in Krakow is about 6k per square so this might be 40-50k too much but for a modern place in the center it's about the norm.

Of course the problem with this is no lift ! Makes it a no-no for anyone with a wozek which greatly narrows the market.

Recently, the price per m2 has greatly increased for all accommodation near the River. When selling any place, you must consider that for the same price, a person searching can get a newly constructed nice apartment.

The price is FAR too high. The apartment should go for 5.5K pln - 6K pln per m2..

Yes. It's still very much a buyers' market.

And of course the asking price is never the actual price of the flat, just a starting point for negotiating down to the real price which is around a quarter or more lower.

Still a very high asking price though, especially for a (cold in winter, hot in summer) nadbudówka.

It's usually either an adapted attic or an extra story that's been built onto an apartment building.

You are right about the 10K pln m2 price - but they are in new purpose-built luxury apartment and not in a loft, which prohibits anyone over 60 from being interested in it..

Remember the asking price is NOT the price that any apartment is sold for. In my 'kamienica' (tenament) a flat has been on sale for over 2 years, the seller has not dropped the asking price - but nobody is buying it. The seller has to pay maintenance costs for each year and if he had dropped the price - he would have come out even by now.

It seems that Poles cannot do simple mathematical calculations. Drop the price by 1K per m2 and sell it NOW, but no, they would rather keep it on the market for 5 years and not sell it.
