Urgent advice needed, building land plot near Torun

Nice forum and helpful tips around.
I found building land plot 15 minutes drive from torun city,it's waterfront located next to a lake.
size 2000sm(80x25),with planning permission,water and electricity available.

I looked around for rough value but i couldn't find one.

the seller is asking 80z£oty psm.

i need to decide in short time,can anyone assist if it's a good price or not.

I appreciate your input.

I am not sure of the land values in the Torun area but this seems expensive. 18 months ago, in Malopolska, I paid half of this sum for 3,800m2 of land with planning permission and all media on the site. This was also next to lakes and forest. You need to get an independant surveyor to value this plot, he/she will give you a list of comparisons for prices that have been achieved in that area. It should cost around 1,000 PLN for a comprehensive survey and would be money well spent.

the seller is asking 80z£oty psm.

Offer him 100,000 PLN, dont ask dont get.

the seller bought 5 plots with a loan from the bank,he sold already two.

do you think it will be a problem since they were on loan.

does it affect me if i purchase a plot whilst he's got debt remaing on the other 2 plots.

do you know any website where i can get rough idea of the value in the area.

i dont know where your plot is situated,but do you think been near Bydgoszcz airport and near torun town worth more.

also the plot is literally next to the lake with an access(it's fishing lake),will this affect the value.

the seller is an acquaintance and he recently sold the two plots in allegro for 85z£oty psm,somehow i believe him does it make it that's the real value.

In answer to your questions, I do not think the price has increased during the past 18 months, only peoples greed. I do not think that being near a small airport is necessarily of great benefit, most of the airlines are downsizing and only flying on the more profitable routes so I would think that being near one of the larger cities would be a bonus if you need to travel regularly.

I personally think that having views or lakes and forest would add value to a property, as would most English people I know, but, this is Poland and from discussions I have had with my Polish friends, it seems that the price is the most important factor when purchasing a property. I myself, would rather live 10 mins from the town centre and be in the countryside than buy an apartment and sit on the balcony looking at another block of flats. I suppose its a matter of choice and this is something you will need to decide for yourself. I would shop around and see what is available.

i may be wrong,but i don't think an estate agent looks for your best interest.
if there's commission based on percentage of the sale(the higher the sale the greater the commission)unless it's a fixed commission then maybe.

Where are you from Ragtime? I am originally from New Zealand and have been living here in Torun for over 5 years. What made you choose Torun...besides it being a great place?!! ;-)

Hi Glenn

I'm from London(UK), my wife is polish and from torun,i have visited it several times and it's beautiful.

I prefer towns and villages then cities(warsaw..etc).

we found this plot not far from Bydgoszcz airport an hour drive and easy access to london.

I know i can get a lot cheaper plot elsewhere,but with a lake next to a plot,i just fell in love with it.

the purpose is for holiday maybe retirement(long way).

from your experience what do you think of the asking price from the seller.

Ask your Polish half to contact a independent in Torun and request a " Expertise" it will cost you about 1000 Plz. This will tell you what all the land prices paid in that area have been for the last two or three years, you can even check the price the current owner paid. Let the owner of the land know you are doing an " Expertise" firstly he will know you are serious and secondly he will have to give a copy all register documents to your Expert ( Surveyor) and he he/she will validate them. Secondly when you decide to buy you will have to go to a nortary republic and all documents will be checked on your behalf. If the owner does not pay his loan they have no lien on your asset.
