First time investor in Poland: Building site or apartment

Morning all, sun is shining here in Dublin and it fantastic...

I have not adventured to Poland yet but will be in the next two months, I 'm just in the process of selling my apartment here in Dublin and once the contracts are signed I will be booking some flight...and where to well I'm not sure yet?

For a first time investor in Poland where do you think the best area to go to? or is it just a matter of preference, or maybe better what area is best to stay away from from an investment point of view?

Also, would I be better in looking out for a building site or buying anapartment? I have done a small building Projects here in Ireland and I have a strong interest and enjoy the challenge of construction properties myself, renovatin projects can be exciting too

Any advise would be apreciated,

There are several threads on buying in Poland...do a search for the word "apartment", there will be several pages of info and links, good luck and let us know how you get on!

NI seems like a good investment too - maybe its to late.. took a drive up to Warrenpoint and Newcastle last week, beutiful places....

Will keep you posted when I eventually sell my apartment

its probably a good idea to look closely at buying and building restrictions for foriegners

it would certainly make life easier - i have a polish partner, contract we have between us allows him to buy property in his name so i dont have to go thru the permit application process.

I am a maltese guy living in Szczecin. I have some maltese people willing to invest in property around poland. What do you think about it? Any good property you know about? sucj as hotels and restaurants or even maybe shops.?????

Ihave different oportunities in hand for business here but wish to get good advice from someone who has been here for longer time

Hi Bubbawoo.. what is the average price of a two bed apartment in a good rental location in and around the Tri city area

What percentage of the property cost can a foreign investor borrow?

prices are determined on square meterage and this varies depending on the area of the Tri City

Places with high costs include Gdansk Old Town, Wrzeszcz and Oliwa with Sopot at the top of the list but other areas are catching up quickly. I have started to look at smaller cities a short distance from the TC where you can still get more for your money but prices are rising quickly - 2 i have bought in are Tczew and Wejherowo

Have a look at this site to get an idea of whats on the market - remember that these are being sold via an agent so are marginaly more expensive than private sales

I've just posted the same on a different question - it's not pushing someone cos I know him - but this guy is very good - made me a small fortune - he represents a number of Irish investors currently (indivduals and funds)- used to work for BZWBK which is owned by AIB - he is very well connected - and will be able to answer any queries - he is strong at "flipping" fast turnarounds - can help with tenants for long term/short term rent - can assist with the finance side but more importantly knows the market and whats available where and for how much - company is capital properties (warsaw based and mainly warsaw active) website is worldwideweb(dot)capitalproperties(dot)pl email is sd(at)capitalproperties(dot)pl

it can still be quite tough for foreigner to get mortgages here - takes a bit longer and needs a bit more info than normal - the banks haven't really grasped the risk element of mortgages so tend to err on the side of caution..
