You will see for sure a very big dip / collapse in prices in the very near future in Gdanska area also ;)

Well guys from trying at this moment in time to buy both an apartment and a plot of land in the Gdansk area, I don’t see a dip in prices and trying to but a decent flat in a decent area is like looking for a needle in a hay stack. That’s the reality in Gdansk!

You are mixing in the wrong circles, most sellers want a overseas buyer as sellers still believe they can get top money from real estate agents...interesting point is that why you don't see may for sale boards displayed in front of homes (as in US) not hard to work out why!

Because people do not put 'for sale' signs in front of their houses or flats here in Poland.
You know that already because you live here.

Good point Bolek but completely wrong assessment, you really shouldn't hang around the water-cooler eavesdropping so much, you only get half the story that way.

the answer is in black and white, take a look at properties for sale...approach a property owner not associated with a real estate agency and you may get my point.

That is an easy one to answer. The estate agent wants to get "two" commissions for selling, one from the seller and one from the buyer. If the estate agent puts a "for sale" sign outside of a sellers house, they are affraid that the buyer will deal directly with the seller and so avoid paying them the extra commission. The estate agent wants you to go to their office first and sign an agreement to pay them before they will put you in touch with the seller.

Another thing that seems to be popular with Polish estate agents is to "not" put a price on a property for sale. They do this to get people to telephone them first which is a waste of time if you are on a fixed budget and the properties you are looking at are all out of your price range.

I have seen some "for sale" signs on properties, but, these have been put up by the owners themselves.

Take the top of the class Avalon.... Real Estate Agent will always say the vendor will not drop its price and if you subsequently deal with the owner within a 12 month the real estate agent can take you to court and get their 3%. Real Estate agents in Poland are worse than car yard salesman and will spin you a yarn to get any sale.

People need to understand that Real Estate industry is relative new in Poland(previously property was sold by word of mouth)
When the Real Estate industry get its act in order we will then be able to correctly assess the current mood in the Polish real estate market. Real Estate agents currently dictate the price of real estate. Deal directly with the seller.

And also for all foreigners who cant speak polish, therefore they feel they need a real estate agent, who will usually rip them off in the end and they are not safer in any way than just going with your eyes closed, because all real estate agents they care is a high comission,

they can sell even apartments with different owners or different address than promised...

Its a shame the Real Estate industry is not regulated, I've heard shocking stories about what they get up to.. like I mentioned before best deal direct with the vendor. At the end of the day what do real estate agents give you for the 3% they get commission>>

I am Polish and living in Australia where I have bought, renovated and developed property here in state of Queensland. I am not a real estate agent, but someone who has a vested interest of course in property. Professionally I am a civil engineer, and involved in construction. The comment about location location location is so true.

Also right now in Australia the property prices are on the move, and interest rates are going up whilst the unemployment is going down. Australia has done very well during the GFC...at the end of the day Australia is an open mining pit and can sell resources off to the Chinese and the likes.

I am heading off to Poland in August for a holiday to catch up with family and friends where I am also looking at the real estate market there, as I think there is good opps there, as the AUD is high and making property prices w Polsce attractive compared to here w Australia. However I need to account currency flactuations.

Anyway if anyone is interested in looking at talking about real estate here in Australia or thinking of moving here to Australia, or any other Polaks currently living here I am keen to share my knowledge with...e-mail gcoglan@tpg.com.au

Hi everyone, I am new to this forum, my first thread. As you can see from my subject heading, I am interested in the Warsaw real estate market, What is the market like out there at the moment. It couldn't possibly be as bad as my home country Ireland or could it ??

The real estate agent will sell the foreigner what they want to sell them, there is an area in Mokotow ,Warsaw called Pod Skoczni, one real estate agent has been responsible for raising the prices in this area to dizzy heights, if you did a search on this area you would find that over 80% of the buyers over the last 5 years have foreign names. Everybody is aware of this except the uninformed.

A good time to invest in Polish real estate will be 2012-2013.

By then, the prices will go down at least another 50% - 60%, if not more

You wish, obviously you are a buyer on a limited budget.

I have found new investment ( apartments at the Centre of Cracow) it's call "Lwowska10" great, something new, You can buy and earn. I think it's good Investment.
