From my research I had guessed that commuting had not taken off yet so planned to buy a house on a commuter line with the commute to warsaw faster than my current commute into london your comments back this up.

I am fortunate to be a cash buyer so sounds like I will be in a strong position. The house is not for investment, we plan to move to Poland ( we are both Polish citizens but I have never lived in Poland, long story :( I did notice when we looked at flats last year it seems that if the agents/lawyers/sellers find out im also British all the prices shoot up! I am not too bothered about price increases I just want to have a nice home in Poland.

Thanks for the heads up about the risks. I get the feeling im going to get screwed in some way or another. I plan on getting a good lawyer to double check everything. I might consider a buildings inspector but we plan on making changes to the building anyway, from what I can tell the buildings are cheap its the land that is expensive. I would not be too bothered if we had to correct issues.

The house is pretty and built in the 1950s. It needs some love and attention but im more interested in the location/land

What is chambers, the notary?

Its a house but a BIG deal to me and a lot of my money.

From what I understand the notary does a pretty basic task does no due diligence. I need someone acting in my interests alone covering my ass.

Im ok with paying a premium but honestly some of these guys are trying to rip folk off.

Thanks but it seems the guys on Chambers are the big boys who are making money from big international investors. Ive had some luck searching on google maps for "prawnik" who seem more geared up for your average local. Going to get a Polish speaker to get me some estimates this time so they dont immediately see dollar signs...

Terri yes thanks that was one of my concerns, I need someone who knows what they are doing to make sure everyone involved is real agent/notary/seller.

Update ive had some luck, seems that the prices are a lot cheaper for lawyers to do various checks when you ask in Polish :)

Bank Pekao has been a good experience so far. Goto a big branch in Warsaw where they speak English. Just takes a couple of hours due to forms etc that need to be filled. From my research they have a pretty good credit rating. Dont keep your money with western banks with low credit ratings.

Yeah thanks. After getting a Polish speaker to get some quotes turns out its not too expensive in percentage terms.

Next step is a second viewing and trying to get the agents fee down

Well the annoying thing is I found a 300 zloty guy who spoke English and was quite happy thinking that he might spend 10 hours on the case. His estimate for full cost meant that he thought he would need 63 hours on the case. I will be returning to that particular incident when I have some spare time ;)

Buying from a private seller through an agent.

We are in London so not that easy to run around checking public registers etc, I would rather pay someone to do that.

The seller is currently living at the address which is a reasonable thing, surely she would show as registered to live there?

Would it not be the job of the Notary to confirm he has the real person in front of him?


Will try and get someone to check for restitution claims.

Ok yeah, im not worried about about roof etc thats all fixable. Just worried about "oh it seems there is a problem which means you you dont own the property and all your money has vanished" kinda problems.

Sounds like first and foremost is a check against the register.

Whats the difference between a "Kancelaria Adwokacka" and a "Radcy Prawnego" ?

From what I can tell the KA are not on this list rejestrradcow.pl/Home/Index but the RP are.

From looking at a lot of their websites offering services, the RP seem a level above the KA with expensive websites and expensive fees. I am wondering if I need a helper in Poland for basic real estate issues ( checking registers, sign documents, general hand holding ) then a KA will do ok

I just dont like the idea of me ( cant speak Polish ) or my partner ( can speak Polish ) going out there running around checking stuff that we dont know about, it would cost more from time off work than having someone do it for us, although obviously I still dont want to get ripped off with crazy fees

Quick update on this, not gone through yet although its close. Got a 6% discount ( it had already come down in price before i came on the scene )

The agent was expecting me to turn up the next day and sign. I think they must be annoyed I got a Lawyer to check everything out and look for issues but I dont care, its my money at stake. Turns out part of the house is missing planning permission which apparently is common but the Lawyer got us some more discount and safeguards so it will not be too expensive to correct.

Question - ive been asked to pay the notary fee + sales tax to the notary in physical cash, is that normal? Also how is the money for the house transacted? Does it get sent to a third party or will i be sending straight to the seller ( risky? )
