Law / Business in Poland and Polish reality, How are you doing in Poland? [82]

Luke,like polishinvestor has said investing in real estate in Poland gets you good returns around 8 to 12% depending upon the property.I have been investing in Poland since 2001 returns are great low taxes(income & real estate).I do only buy commercial real estate as they are hassle free and also I prefer restaurants with liq licenses as if one fails its usually rented again in a month provided you own the equipment.Residentials, I stay away from as they are a hassle in Poland especially if you dont speak the language and returns are not that lucarative.

Also when you sign a lease(umowa) with a commercial tenant i sign 777(tripple net in usa) umowa duly notarised so you just have to get the permission in a week or so to evict the non paying tenant without going through the lengthy court process.Also dont sign a lease longer then 2 years as by polish law one cannot evict a tenant unless he is in default for 2 months then again you have to give him a notice for 1 month,to reduce that time in half you can write him a letter that you took the rent out from his kausia(security) and he has to make up to it in 21 days.

Also be carefull of buying some recently very popular conv-store chain renters as they can get out by giving 2 months notice in first 2 years who usually sign 10 yr leases.

In my opinion if you have the money and want hassle free money is your best way put.Oh I forgot to mention that dont forget you are making 5% minimum invisible money on your property appreciation that in worse case the property prices double in 20 yrs(thats a bonus)

Sorry forgot to add that you dont have to go through the hassle of paying ZUS or company taxes as it can be run individually and paying 8.5%income tax with no deductables thus just an accountant once a year to file your returns and monthly vat what you collect from tenants who also pay media and association fee.And you can also get your 100% VAT back if you are a VAT payer and paid VAT on the property you bought.

most likely another jealous brit who is definately underachieved in his sad life and jealous of successful poles.I have never seen that feeling among poles for brits in Poland.

It is a great idea,as Poland has so many apportunities which are unexploited.Many of my friends are thriving and making over 4/500k $ PY in small businesses.As in western countries there is competition and ideas from all over the world and is getting saturated,whereas in Poland those areas are still unexploited and Locals are not aware of that.

You dont need to be by the university though,lost of apportunities I see exist in Poland since there are cluster of high rise buildings,unlike in states where to have 200 families living in houses occupy way larger area.I did the c store business for 25 years in the states and amazing what money it is in it.Poland now is also on the same path.You know I see kiosks in malls selling only lottery and I checked a bit into it and people make almost same money in Zlotays as in $ in states or more.Average lotto machine yields around 35 to 125K zlotay a year in Poland the same in $ in states which some c stores owners dont even care to keep in there stores in Poland saying its small money.Labour is cheap so one can even make better in poland if its done right.

Plus opening a store by university is a bad idea as most students are very money savy its best to open by a residential high rise building instead.

No i never ran that type of business in Poland but did help some friends start it,my experience is only in states.I dont know Chicago but in Nj you can usually buy an existing Liq license only and new ones are auctioned off and usually bought by TGIF,Applebees etc and depending on town can sell for over cpl mil$.I also have exp in bar and liq store but now im out of all that,but I see lots of apportunities in Poland everywhere.Also it dont cost much to open one provided you can get liq license and lotto license.In poland they still not doing it the right way eg covering the windows,dim yellow lights and high ceiling shelves,no proper displays etc.ATM is huge money in states but in Poland I heard is regulated and not privatised.Also like selling ice or icecream in winter is a no no in Poland as they think it will not sell.I remember once I asked a restaurant by me for ice and the guy laughingly told me to pick up from the street as it was snowing.

I havent been to Wroclaw over years now but as in Poland there are still so many apportunities.I know couple stores doing over 2/3 mil PLN gross a year and run pathetically.with 80K$ you can start a good business if you choose right location and merchandise in Poland ,in states you will need over 250k.I see the same trend coming to Poland as well very quickly.

Hence, the feel more superior than Polish.

I have to agree with you Ktos,I have seen that in public how some speak loud and then look around if who is watching them speak.Also you can see arguements on regular basis in Zlota trasy mall in restaurants and shops when they try to belittle the server or the sales person.

I do want to know in Polish opinion that who are more arrogant? Brits or yanks?I have been at super bowl parties in Poland over the years where there are usually more brits then yanks and the rowdy atmosphere.Krakow square in summer weekends is another example.

Also I have seen in some situations when they speak loud and suddenly the quiet polish person starts speaking english and now they just feel challenged and get louder and nastier.

Dude stay away from that in Poland,unlike states one cant just go to costco or BJs to buy a cash register and declare what you want on taxes.In Poland cash registers are registered with the tax dept.They have learnt from states and developed it.And unlike states the tax department legally dont have to make a appointment to come check you,they just hop in:)Plus vat is 23% in Poland unlike the sales tax in NJ is 7%(dont know whats in chicago) so the tax dept collects significant amount.Laws are stricter there as all cashiers have to legally give you receipt of merchandise you purchase or they can be fined(owner is not charged)In an incident with my friend his employee refused to operate because his receipt printer was not working.

Plus instead of buying a property you can rent it with option to buy.

ca its because most poles have never met anyone else who is not a pole.Its changing rapidly but will take time.I have had friends come to states from Armenia/Russia and they have said they feel at home without people staring at them inquistably even when they were in a group talking in there own language.We are use to foreigners with different colours and language while poland is still in the process, so dont take that personally.But I know lots of Poles living here who are use to that and even when I go to there parties/Functions only the new ones react like that.

yes interesting for you as a Pole!

First I am not a Pole by birth or blood just by naturalisation which is costing me in taxes:D
I came here first time in 2000 while visiting berlin,even my polish wife of 11 years then never told me any good about Poland,I decided to take a train with my friend anyway,liked it because was so cheap(rent a flat for 300$ plus utl of 20$) that came back after a month and since then go there every month for a month.Saw some apportunities and invested. even though wife comes here only 2/3 times a year.Now I still enjoy the cheap high life in Poland which honestly can be very expensive in the west,and meeting high profile politicians and people.Plus travelling in europe/russia is easily accesable in cpl of hours.

In 2008 just surfing the net stumbled upon PF and starting arguing with a group of members here,who I figured were newbees to chat/forums so started winding them and watching the reaction while laughing away.I saw the same reaction as I reacted in 1992 when I was first introduced to the net and joined Microsoft/AOL chats, so was fun playing with the new bees here(which I still enjoy).

PF is turning out to be a good source for any information sometimes with posters from all walks of life and experiences,and love the OFF TOPIC section :))

I understand you spend one month every year in Poland, don't you?

NO<6 months every year,I go there every month for 1 month.
Plus cost of living is way cheaper in Poland still and goods like electronics,branded clothes are expensive ofcourse.But lots of other stuff like construction material,labour is way cheaper.I remember when I bought my flat in 2000 the management fee was 40 pln plus maybe 20 pln a month for utilities was like less then 15$ a month to have a flat in the capital of a euorpean country. About medical its way cheaper there I pay around 5200pln a year for 1 person medical insurance there,wheres as here it is 1300$ a month with deductable.

If it wasnt for the kids or the beach we would probably move to Poland permanently as taxes comparatively are way less also.
Also Poland has lots of apportunities,I dont care what people say.In the west it is competative and almost saturated.

As someone said in past, people who traveled and worked in US back in 70/80's even 90's made a little fortune,

Still they make that little fortune. working 12 hr 6/7 days living in a shared apartments saving?Infact even now I see people doing the same and saving around 2000$ a month living/doing the same.Where in the world can you be doing a unskilled job working illegally save that much?And Polish women taking care of the elderly even save more,I know some who come here on 6 month visa once a year and take home 10k$ plus presents.I am sure no other country could they do that.

LOL,I use to read your posts and laugh that you are also baiting them,and they would still fall for it .But you have to admit that without them there is no entertainment here either.I would find there weak points and really play with them and can imagine how upset they got and rant papa ban X,mod ban Y,daddy ban Z,and daddy would hand em a lolipop to shud em up.Years back one of them wanted to meet me and beat me while I made him go bar to bar looking for me while sitting across the atlantic ocean by answering my Polish fone which made him think that i am nearby.The best is I give them a hint to tell them who they got slapped by and em wise men think they are detective Columbo and found who it is:).After reading here i always wonder if brits know what is humour?(Google Rusell peters english joke)

Overall on PF its been fun here so far, even when playing cat and mouse.Amazing how many people post here including doctors(Rybnik),pilots(Skysoulmate),engineers(Wulkan) and ofcourse best of all very successful English Teachers with a bright career in Poland.Best part is that none others are invited to Poland by the Polish Govt except English teachers.

Johnny,you mean gas business will go down to tubes?I have recently seen for last cpl of years that exxon,shell,BP,sunoco and all big companies selling there gas station properties.is there something coming?Should the current private gas station owners sell there properties?
