1.If the price at the beginning it was too high - good, we make more profits

2.If the price at the beginning it was too low - we can sell now that it is

The prices of real estate in Japan are falling for last 15 years.

The prices in 2007-2008 were at a maximum in Poland, and then the bubble bursted.
Such kind of prices like in 2007-2008 (higher than France, Germany, Spain or Belgium)
will happen again maybe just because of high inflation, in 10-15 years from now.

Next 2 years it will be continued lowering in prices, which will continue to be going down.

It is crazy to ask 2000 euros/sq.m. when the average pole is making about 400 eur/month.

It is a rule in Real estate, that the average price per sq.m. is the medium salary that
a normal person gets in one month.

That's why in France, where average salary is 1800 euros/month, the average price of real estate is approx 1800 eur/sq.m., and so on.

Plus the fact that are about 150 000 apartments on the market left unsold in the big cities in Poland...

mamdom.com in spite of all prices of real estate going down, are among the only ones who saw some imaginary 22% rise of prices (!?!?) in Lublin and Krakow... which brings big questions about the validity of this website

Prices in Berlin, capital of germany: average 1400 eur/sq.m.
Prices in Krakow, a city without good connections and far away
from any other capitals (even to bratislava there are about 8 hours by bus): average: 2600 eur/sq.m.

Berlin has an infrastructure and a railways system that Krakow will not have
even in the next 100 years.

Have you been to Berlin lately? You say that city is bankrupt? Maybe it is only the frustration in you speaking. Berlin has about 40 millions tourists each year,

and it is one of the best cities to live in from Europe.
It has low prices, it has great infrastructure, it has lowcost flights to anywhere
in the world.

Krakow will not be at Berlin's level not even in the next 150 years and you know this.

To compare Berlin with Krakow is like comparing Japan with Somalia.

Prices of apartments in Krakow are overinflated due to overspeculation and greed.

This forum is taken over unfortunately by developers and real estate agents. They convinced the mods to close down the two threads with the most posters (Property in Poland is collapsing in prices at high speeds) and they opened a bogus thread fake, about that the bubble inflated prices of Krakow (10.000 pln/sq.m.) and s on, which are higher than Berlin or Vienna, as not being at their highest point yet :) :rotfl: :lol:

While all experts agree on the orices going down in Polish real estate, these developers have nothing else better to do all day than sit on this forum and write BS...

Another straight lie. Construction materials - for example iron and steel
last year have been going 4 times DOWN in price because of crisis.

How can you lie so much, without blinking Avalon?

g) Financing a new project is going to cost more from the banks (if you can get them to lend to you) because of the ass-**le bankers.

Poland is in EU already since 2004, and we are in 2010 !

in poland the temperatures now are below - 30 degrees Celsius. MINUS 30 DEGREES CELSIUS yes like in SIBERIA.

In Siberia however it costs about 150 euros/sq.m. and apartment, and in Krakow, just about 50 times more expensive...

Only insane people and developers can brainwash you into throwing your money out the frozen window to buy in the POLAR COUNTRY...

Prices in Wroclaw are expected to fall about 30 - 60% in the next 2 years.

Buying now is the dumbest possible thing to do.

I know several owners of apartments who are desperately trying to get rid of their apartments bought in 2007. They say they had just 2 viewing trips from interested buyers in the last 3 months, and none was sold.

The buyers offered cash 50% of the prices advertised, and said that noone is crazy to buy now , when prices are about to fall around 30% - 60% in the next 2 years...

I lived in Wroclaw for 8 months, and the owners of flats, who were renting out, advertised a price of 900 zl per month, and when they saw I am british, they raised the price to 900 zl per week, thinking I am so naive or easy to rip off :(
