I just came across this forum tonight. I have been to Poland 5 times over the last 3 months. I have been looking for development sites in the Tricity area. It has been pretty hard going. A few sites did come my way but I didnt act fast enough and lost out.

I noted on page 1 Jasiu was purchasing attics and converting them into apartments. Last month I looked at two such apartments in Sopot. Any chance you are developing them ??

I am currently looking at a site near the old town in Gdansk. Busy number crunching to see if the site will be profitable.

bubba aka jasiu ...( and at that he turn slowly round checked his watch, fixed the doorman with a non-plussed stare and sauntered out the room....)

JKChambers head on into Wejherowo, have a look at Reda and Rumia and consider the outlying towns surrounding the Tri-city. The idea has long been mooted to call it

The 5-City (don't ask what the polish is). Because the three outlying conobations are busy little towns in themselves. Wejherowo is probably the best of the 3.

There is a lot of development in the area, both infrastructure improvements (roads) as well as light industry (Balex metal). There is a large housing constructor Orlex, who seem to be building everywhere. All this make s Wejherowo a very interesting arena. More for your money since its not the Tri-city, but soon it will be.

Oh by the way I have a friend who specializes in EU grant and loan applications. If thats any use.

Man I should get paid for that or something.

Just to keep people abreast of the situation. We have a small 30m new build flat, which will be finished in April, we paid 77,000 zl cash for it and now it is worth around 140,000zl and hasn't even been finished. In April, we are going to spend around 10,000zl putting in the kitchen , floor, bathroom and then rent it out for a year, before selling it.

By which point hopefully it should be around the 220,000zl mark. Sell it and then re-invest. New build apartments are the most hassle free way of buying property for foreigner amateurs (like me). Just make sure the company is reputable.

My point is this. Unless you are a seasoned wheeler dealer, unless you speak Polish or have polish speaking partners, buying property specifically land to build on is not so easy. New build apartments, just cut away alot of the hassle. As a bonus, flats are often easier to resell if everything goes tits up.

JK-My girlfriend works for Carisma in the Tri-City. She's a real estate broker who focuses on land purchases. If you're interested then let me know.

Hi Kaa,

I have found that Fortis Bank gives mortgages to foreign investors.

Sometimes it's worth going through a mortgage broker, such as Open Finance or Expander, and they will search the market and find the best offers available.

Check out the website polandcityproperty.co.uk and there is a good section on mortages for foreign investors, as well as Polish people working abroad looking for a mortgage in Poland.

Any one up-date me on the latest "new" proposed laws on property purchase taxation?

Thanks!

If you are a foreigner looking for a mortgage in Poland, Fortis is the nr 1 bank at present, they have the best offer and application procedure.

My company can help you with a referral to Fortis or with submitting the application proper, we are based in Krakow but can deal with properties purchased anywhere in Poland.

We have bought an aprtment in Crakow off plan - coming up to completion soon.
We need to fit a kitchen. The Uk company offering to organise this for us wants to charge a fortune. We're pretty sure most of the money will be going to the UK company. We'd rather it went to locals. We'd be happy to go the IKEA route (there is one in Crakow) but need a reliable fitter or company locally.

Anybody got any ideas of how to do this from London.
We are hoping to go over at a relevant point with our Polish mate to organise it, but he's not from Crakow so has no contacts there.

Any ideas or contacts gratefully received

Trickymicky, try Joshua Mills Interiors: jminteriors.pl, they're a UK owned firm, but based in Poland using an all Polish workforce and as you will see from their website, can do a good job at reasonable rates.

My kitchen must be worse. If the fitters don't turn up, I can offer my services. I'm not bad at plumbing, but occasionally make a few minor errors - kitchen sink installed upside down, forgetting to give the kitchen a floor, taking down shelves and forgetting to put them back up.
